The scope of works document covers every single element of your project — materials specified by brand and grade, which trades are responsible for what, the programme sequence, and what's explicitly excluded. We handle the building regulations application on your behalf — preparing and submitting all required documentation, liaising with the BCO, and ensuring the project has full approval before work begins. No running around chasing paperwork.

Before we break ground

Pre-construction planning & procurement

The build starts before the build starts. Materials are ordered, trades are booked, skips are scheduled, party walls are served, and the programme is locked. By the time we arrive on site, everything is ready to move fast.

Scope signed off & deposit paid
You sign off the scope of works and pay the £1,500 holding deposit. Your build slot is locked. PM is assigned if not already.

Materials specified & procurement starts
Your PM finalises the materials schedule. Long-lead items (steels, windows, specialist materials) are ordered. You approve materials selections where relevant to finishes.

Week −2
Trades booked & programme confirmed
All trades are confirmed and sequenced in the programme. Skip permits applied for if required. Party wall notices served to neighbours if applicable.

Week −1
Pre-start walkthrough with you
Your PM does a final walkthrough with you on site — confirming programme, access arrangements, working hours, dust management and anything else relevant before work begins.

Formal snagging walkthrough
With your PM before final payment
Before we request the final 5% payment, your PM conducts a full snagging walkthrough with you. Every item is logged, assigned and given a resolution date. We do not request final payment until every snagging item is resolved and you're satisfied. This is non-negotiable.

Building regulations sign-off
Your property is fully compliant
We manage the final building control inspection and obtain the completion certificate on your behalf. This is an essential document for your property — required when you sell, remortgage, or claim on insurance. We ensure it's obtained and passed to you as part of handover.
