Full bathroom
Full strip-out and refit of a main bathroom — bath, shower, WC and basin. Includes full waterproofing, all plumbing, Part P electrics (extractor, downlights, shaver point), tiling, flooring and decoration. The most common renovation we complete.
Standard spec£8,000 – £11,000
En-suite
Compact en-suite — shower, WC and basin in a smaller footprint. Often created new within an existing bedroom. Includes plumbing run from the main stack, full waterproofing and tiling. Popular addition to loft conversions.
Standard spec£5,500 – £8,000
Wet room
Fully tanked, level-access wet room with linear drain and frameless glass. The most waterproofing-intensive option. Properly specified wet rooms need a full tanking membrane throughout — we include full waterproofing certification with every wet room.

Cloakroom / WC

Tanking membrane applied to all wet areas before tiling. Shower trays and bath surrounds properly sealed. Waterproofing is the element you never cut corners on — it’s what makes a bathroom last 15 years instead of 3.

Qualified plumber throughout
All plumbing by a qualified CIPHE or APHC plumber. Not a “bathroom fitter who does a bit of plumbing”. Every joint and connection is a qualified installation — essential for insurance validity.
Part P certified electrics
All bathroom electrical work by a Part P certified electrician and notified to building control. Electrical test certificate issued at completion — required for your building regulations compliance.

Proper substrate throughout
Aquaboard or cement board substrate in all wet areas — never tiling directly onto plasterboard. The most common cause of tile failure and water ingress is poor substrate. We don’t cut this corner.

En-suites within bedrooms get acoustic insulation between the partition and the room — so you can sleep while someone showers. A detail many bathroom fitters overlook entirely.

The project
A 12m² master bathroom in a detached house in Crystal Palace transformed from a dated 1990s suite into a luxury spa-style bathroom. The client wanted a freestanding bath, full-width walk-in wet room (separate from the bath area), large format tiles throughout, electric underfloor heating and a bespoke painted oak vanity unit with counter top basin.

Fixed fee: £22,500. Completed in 4 weeks, on budget.

Why waterproofing was the critical challenge
A wet room with a separate freestanding bath area requires two distinct waterproofing zones — the full wet room tanking and the bath surround — with the correct drainage falls built into the screed for each zone.

Getting this wrong is the most common cause of bathroom failure within 3–5 years. Our approach: aquaboard substrate throughout, full tanking membrane applied and inspected by building control before any tile goes down, screed laid to correct falls by a specialist floor layer. The result is a bathroom that will last decades.

Bathroom renovation

A walk-in shower has a raised tray — the floor is level with the shower tray but not the rest of the bathroom. A wet room is fully level-access: the entire floor slopes to a drain, with no tray and no threshold. Wet rooms require a full tanking membrane throughout the room and are more expensive to install correctly but create a cleaner, more accessible space.
Yes — the main constraint is bathroom access during works. For a main bathroom renovation, you’ll need an alternative WC and shower for 2–4 weeks. We sequence works to restore a functioning WC as quickly as possible — usually within 2–3 days of start. If you have a second bathroom or en-suite, there’s generally no issue.
A like-for-like refit in the same position generally doesn’t require building regulations approval. However, all electrical work in bathrooms must be notified under Part P — we handle this automatically. Creating a new bathroom in a space that wasn’t previously a wet room does require building regulations, as does relocating the soil stack. We advise at the site visit.
Yes. Many clients source their own sanitaryware, tiles and brassware — particularly for luxury or bespoke finishes. We need the specs and delivery schedule at scope stage to sequence installation correctly. We’ll advise on lead times, tile quantities and any installation requirements before you order.
Waterproofing is the one element you cannot cut costs on. The most common cause of bathroom failure — water ingress, delaminating tiles, mould, rotting timbers — is inadequate waterproofing at installation. We use full tanking membranes, proper aquaboard substrate in all wet areas and correct drainage falls. This costs more. It also means your bathroom lasts 15–20 years rather than 3–5.
