Structural drawings and engineering calculations are essential for building regulations and an accurate fixed price. Most builders charge thousands for these — or skip them and find the problems on site. We include them on every project, free.
You pay only when we deliver. Every payment is tied to a real, verified milestone. You never pay far ahead of where the build actually is — and the final stage is held until you're completely satisfied.
Every single person who works on your project holds the appropriate qualification for their trade. No exceptions. No subcontractors' subcontractors. No "mate who's good with electrics". Fully qualified, fully insured, Hutch-vetted.
Comprehensive public liability and employer's liability insurance covers every Hutch project. Your home, your belongings, and anyone on site are protected throughout the build.
From the moment you sign off the scope of works, you have a named project manager. One person. One number. Reachable every day. 8am–8pm, 7 days. Fully accountable for everything that happens on your project.
We commit to a completion date before work begins. That date is documented in the scope of works. If we miss it for reasons within our control, we make it right — with additional resource at our cost, not yours.
Every Hutch build is backed by a formal 10-year workmanship warranty. If any defect arises from our workmanship within 10 years of completion, we return and fix it at no cost. The warranty is transferable if you sell the property.
Every guarantee below is included on every project, at every price point. Zero exceptions.
The fixed fee guarantee applies to the scope of works agreed and signed off before the project commences. Changes to scope requested by the client after sign-off will be priced separately and agreed in writing before proceeding. Genuinely unforeseen conditions discovered during the build may require additional works, which will always be priced transparently and require client sign-off before proceeding.
The 10-year workmanship warranty covers defects arising from workmanship carried out by Hutch Renovation Ltd. It does not cover fair wear and tear, damage caused by third parties, manufacturer defects, or damage from insurable events. Full warranty terms are provided in the project handover pack.
Insurance certificates are provided at the start of each project. Hutch Renovation Ltd maintains current public liability insurance (£5m), employer's liability insurance (£10m) and contract works insurance on all active projects. Copies of all current policies are available on request.
